Periodic Facade Inspection in Singapore
Periodic Façade Inspection, commonly called PFI, is Singapore's regulatory inspection framework for assessing the condition and safety of building façades. Bizlify provides a coordinated, one-stop PFI delivery solution through its internal capabilities, PFI-ai platform and network of qualified partners. We support building owners and appointed Competent Persons across planning, drone visual inspection, digital defect management, mandatory close-range inspection and structured reporting workflows. The integrated process reduces coordination effort while providing traceable inspection evidence for professional review, PFI reporting and informed façade maintenance decisions.
Plan
Review the building, available drawings, access conditions, façade systems and inspection objectives.
Visual inspection
Carry out the visual inspection using planned drone operations and other approved visual inspection methods, capturing systematic façade imagery and observations.
Visual inspection report and close-range planning
Review the visual inspection evidence in PFI-ai, identify and organise potential defects, and compile the visual inspection report. The findings are then used to plan the locations, scope and access requirements for the mandatory close-range inspection.
Close-range inspection
Plan and execute the mandatory close-range inspection based on the visual inspection report, physically verify the selected façade conditions and record the findings in PFI-ai.
Final report
Compile the visual inspection findings and close-range inspection results into the final structured report for review and submission by the Competent Person.
The appointed Competent Person leads the Periodic Façade Inspection and works closely with Bizlify and the wider inspection team throughout the full process—from planning and visual inspection through close-range inspection, review and final reporting. Bizlify supports the Competent Person through systematic evidence collection, defect management, close-range inspection coordination and structured reporting workflows. The Competent Person retains the professional responsibilities assigned to the role, while the agreed project scope, responsibilities and deliverables ensure that all parties work together through one coordinated inspection process.

What is a Periodic Façade Inspection?
It is Singapore's regulatory framework for assessing the condition and safety of building façades.
Which buildings are subject to Periodic Façade Inspection?
Buildings that are more than 20 years old and over 13 metres in height are required to undergo Periodic Façade Inspection every seven years. Detached houses, semi-detached houses, terraced houses and linked houses used solely as places of residence are excluded from the PFI requirements.
What does Bizlify provide for a PFI project?
Bizlify supports systematic drone imaging, digital defect management, required close-range inspection coordination and structured reporting.
What are the main stages of a Periodic Façade Inspection?
A PFI project typically progresses through planning, visual inspection, review of the visual evidence, preparation for the mandatory close-range inspection, physical verification of selected façade conditions and final reporting by the appointed Competent Person. Bizlify manages the inspection evidence and workflow through PFI-ai so the project team can work from one structured record.
Does a drone inspection replace close-range inspection?
No. For Periodic Façade Inspection, close-range inspection is a mandatory requirement. Drone imagery supports systematic visual coverage and helps plan and document the required close-range inspection; it does not replace it.
Who retains professional responsibility for the PFI submission?
The appointed Competent Person retains the professional responsibilities assigned to that role.
What information should a building owner prepare?
Useful information includes available drawings, previous inspection records, known façade concerns, access constraints and the required project programme.
