Periodic Facade Inspection

Since 1 Jan 2022, the Building and Construction Authority (BCA) mandate that buildings taller than 13 m and more than 20 years of age must have the facade inspected every 7 years.

At Bizlify Singapore, we provide a one-stop solution for your BCA Periodic Facade Inspection (PFI) requirements.

How It Works

1. Receive Notice from BCA

2. Engage a Competent Person (CP)

2. Engage a Competent Person (CP)

A notice from BCA will be sent to the building owner informing that a Period Facade Inspection is due on the property and asking you to appoint a Competent Person to carry out the PFI within a required timeframe.

Bizlify can provide a quote for the entire PFI process including the appointment of a CP for the project.  Alternatively, Bizlify can work with an appointed CP and carry out the required Visual and/or Close-Range inspections

Building owners should provide the As-Built Façade Plans, alternatively the appointed CP can purchase the plans on your behalf from BCA

If the building is suitable for drone inspection, Bizlify will apply for a CAAS flying permit, which typically takes 2–3 weeks. Once approved, we’ll coordinate a timeline with the building owner. The inspection duration varies by building and method. We’ll keep the building owner updated throughout the process.

5. Provide PFI report

4. Inspection Schedule

5. Provide PFI report

The PFI report will be provided including all findings, images of defects and issues found and recommendations for repair.  The inspection and the report are done in close cooperation with the CP.

6. Submission to BCA

5. Provide PFI report

The CP will submit the report to the BCA on your behalf and notify the building owner on the approval status
